Most Los Cabos shortlists collapse into brand names. The better question is operational: where will this group actually spend the week — swim beach, privacy plane, night energy, and which airport gravity wins.
Palmilla, Querencia, and Pedregal can all deliver a serious villa week. They do not deliver the same week.
Palmilla — swim beach + San José gravity
Palmilla sits on the quieter East Corridor / San José side of the peninsula. The reason people fight for it is swimmable water when seas cooperate — public Playa Palmilla and gated villa sand when the home’s evidence supports it (beach truth).
Stay shape: exclusive-use residence inside a gated enclave, mornings on the Sea of Cortez plane, dinners that can stay home or drift toward San José’s art district. Nightlife is optional, not ambient.
Choose Palmilla when: the brief requires a real swim beach, multi-gen privacy, and “the house is the destination.” Enclave still matters — Punta Bella vs Villas del Mar.
Querencia — club community + East Corridor elevation
Querencia is a master-planned golf and residential community east of San José with a different product: club life, hillside and ocean-view homes, beach-club access that is membership- and property-dependent, and a resort-adjacent rhythm without Cabo San Lucas density.
Stay shape: more “community + club” than “cove hideaway.” Excellent when the group wants golf, tennis, and structured amenities — and accepts that swim-from-stairs beachfront is rarer than in Palmilla’s best lots.
Choose Querencia when: golf and club cadence outrank a Palmilla cove; or the brief already names Querencia as the social circle.
Pedregal — Cabo San Lucas hillside drama
Pedregal is a gated hillside community above Cabo San Lucas — Pacific and city-lights views, winding roads, and proximity to marina restaurants and nightlife. Oceanfront language here usually means view plane, not a Palmilla-style swim beach.
Stay shape: celebration-friendly evenings, CSL restaurant gravity, dramatic architecture. Families who want quiet sand mornings often feel mismatched after night one.
Choose Pedregal when: the group wants Cabo San Lucas energy with a private gated address — and has already accepted that daily swim may be the pool, not the shore.

We do not force Pedregal onto a “Palmilla beach” brief, or sell Querencia club proximity as Palmilla sand. When the brief is wrong for Palmilla, we say so and point elsewhere — including declining inventory that fails beach, view, or ops bars on our board.
