Palmilla did not begin as a subdivision brochure. It began as a hard-to-reach cove on the Sea of Cortez — a place you reached by yacht or small aircraft when the Corridor was still mostly dust and fishing villages.
That origin still shapes how a stay feels here: quieter than Cabo San Lucas, closer to San José del Cabo, and oriented to one of the few reliably swimmable beaches on this coast. For villa guests, “Palmilla history” is not nostalgia for its own sake. It is context for why the peninsula still reads differently from marina hotels and corridor strip resorts.
A hotel that had to be flown to
In the mid-1950s, Abelardo Rodríguez — son of a former Mexican president — and his wife, actress Lucille Bremer, commissioned what became Hotel Palmilla. When it opened in 1956, the property was a small hideaway: a handful of rooms, a chapel, a private airstrip, and a restaurant facing water that did not yet share the Corridor with mega-resorts.
Access was the product. Guests who made the journey found privacy that today’s gated communities still try to recreate with architecture and staffing rather than isolation alone. Names from mid-century Hollywood appear in the lore; treat them as color, not the reason to book. The operational lesson still holds: Palmilla rewards people who value arrival friction in exchange for quieter mornings.
Land, golf, and a residential idea
Decades later, developer Don Koll acquired the hotel and a large surrounding acreage (commonly cited around 900 acres) and began the shift from a standalone resort into a master-planned peninsula. Jack Nicklaus’s Palmilla Golf Club put the name on a different map — one of fairways and Sea of Cortez vistas — and made Palmilla legible to a generation of travelers who arrived after the Transpeninsular Highway, not before it.
The residential chapter that matters for villa guests started in the mid-1990s. After a golf trip in 1994, Ron Hatfield and Ken Schnitzer secured beachfront land beside the hotel and founded what became Villas del Mar. Community timelines place founding around 1995 with groundbreaking in 1996; early homes were sold partly to people already staying next door. The thesis was simple and still rare in Los Cabos at the time: American-standard construction, indoor-outdoor living, and a gated community beside a serious beach.
In 2004, the One&Only brand took on the hotel and invested heavily in a renovation. Palmilla’s public reputation often collapses into that resort — fair, but incomplete. The peninsula also holds distinct residential enclaves: Villas del Mar along the beach, Espíritu del Mar on the hillside, Punta Bella (Palmilla Sur) with its own cove character, and later chapters under the broader Del Mar / Palmilla Del Mar umbrella. Club Ninety Six opened as a private beach club on Palmilla Beach in 2005 — relevant only when a specific villa’s lease includes access; never assume it.
What “Palmilla” should mean on a villa brief
For principals, EAs, and advisors, Palmilla is not a vibe word. It is a geography with tradeoffs:
- Swimmable water — Playa Palmilla is one of Los Cabos’ better swimming beaches (including Blue Flag recognition in local tourism materials). Confirm whether a home opens to sand, uses a cart, or sits view-only above the water.
- East-Corridor gravity — San José del Cabo’s art district and airport sit closer than the marina nightlife of Cabo San Lucas. Plan days accordingly.
- Golf access has changed — As of 1 January 2025, Palmilla Golf Club states that the Arroyo and Mountain courses are exclusive to club members and One&Only Palmilla resort guests. Independent villa stays need an honest tee-time plan (often Ocean or neighboring clubs), not a recycled amenity bullet. See our golf access note.
- Staffing is the modern exclusivity — Housekeeping cadence, a private chef on brief, and a concierge who will decline a bad fit matter more than celebrity footnotes from 1956.
- Enclave rhythm — Villas del Mar and Punta Bella are not interchangeable addresses. Compare the two before you shortlist.
